Licensed Waterproofing specialists serving Frankfort, IN with written warranties on every job, residential and commercial alike.
We're a licensed, insured Waterproofing outfit built around Frankfort, IN properties specifically — the clay-heavy soil, the seasonal freeze-thaw cycles, the older basements with parged walls that were never meant to hold back a modern water table. Every technician on our crew has logged real hours crawling through wet crawl spaces, not just reading about them.
We keep our crews local rather than routing calls through a national call center, which means the technician who answers your questions on the phone is often the same person standing in your basement two hours later. That continuity cuts down on the miscommunication that drags out so many waterproofing jobs.
Older Frankfort, IN neighborhoods often have block foundations poured decades before modern drainage codes existed, while newer subdivisions tend to run poured concrete with a perimeter drain that was installed correctly but has since clogged with silt. Knowing which era of construction you're dealing with changes the repair plan before a single tool comes out of the truck.
We also see a lot of properties where a previous waterproofing attempt only addressed the symptom — a topical sealant painted over a cracked wall, for example — without solving the pressure or grading issue causing the crack in the first place. Part of every Frankfort, IN inspection is checking for that kind of prior patch job before we recommend anything new.
Most Frankfort, IN water intrusion problems don't start as a flood — they start small, and they get worse on a schedule. Here's what our technicians look for on a first inspection.
That damp, earthy smell in a finished or unfinished basement is usually mold or mildew feeding on moisture that's already gotten past your walls.
Efflorescence forms when water carries dissolved minerals through porous concrete and leaves them on the surface as it dries — a clear sign moisture is actively passing through.
A crack that's a sixteenth of an inch wide today can become a sixteenth of an inch wider by next spring if the pressure behind the wall isn't relieved.
Bubbling paint or soft drywall near the baseboards is one of the last signs to show up, which means moisture has typically been present for weeks already.
A window well that fills with water during heavy rain is putting direct pressure on the glass and frame, and it's one of the most common entry points we find in older Frankfort, IN homes.
Puddling near the foundation that doesn't drain within a few hours usually means grading, gutters, or a failing perimeter drain — and it's the fastest path to a flooded basement.
Every job starts with the same on-site inspection, whether it's a single crack or a full interior drainage retrofit. Below are the services Frankfort, IN clients request most often.
When a sump pump fails during a storm or a foundation wall gives way, we dispatch a crew with portable pumps and extraction equipment within hours, not days.
Interior drain tile systems, sump pump installation, and vapor barrier wall systems make up the bulk of our residential basement work across Frankfort, IN neighborhoods.
Commercial jobs typically pair exterior membrane work with an interior collection system, since most existing commercial structures can't be fully excavated without major disruption.
If a wall is bowing rather than just cracked, we'll flag that during the inspection since injection alone won't address a structural deflection issue.
We install heavy-gauge vapor barriers, seal foundation vents, and add a dedicated sump basin so a damp Frankfort, IN crawl space stops feeding moisture into the floor joists above it.
Extending downspouts another six to ten feet away from the foundation solves more Frankfort, IN drainage problems than people expect, and we'll usually check that before recommending anything more invasive.
You describe what you're seeing and we ask a few questions to gauge urgency before anyone gets in a truck.
A technician maps moisture readings, checks grading, and identifies whether the source is groundwater, surface water, or condensation.
We put the scope, materials, and price in writing so you can compare it against anyone else's estimate line for line.
Once installation wraps, we test the sump pump under load and walk you through the warranty paperwork before we leave the site.
We quote the whole job as one flat number, so the price on the invoice matches the price we quoted on day one.
Because our crews are based in and around Frankfort, IN, we're not routing your call through a national scheduling system that books you two weeks out.
Every technician trains on interior drain tile installation, sump system sizing, and crack classification before they lead a job on their own.
If a sealed crack reopens or a sump system underperforms within the warranty window, we come back and make it right at no extra charge.
Warranty terms vary by scope of work, and our technician will walk through exactly what's covered before you sign off on the quote — nothing vague, nothing left to interpretation.
We dispatch crews throughout Frankfort and the surrounding Frankfort, IN service area, including the zip codes listed below. If you're just outside the boundary, call anyway — we often still make the trip.

Response time depends on call volume and severity, but emergency water intrusion always jumps the queue ahead of routine estimates.
Pricing is disclosed in full before you sign anything, and we walk through each line item so nothing is a surprise later.
We handle active flooding, sump pump failures, and failed foundation walls with same-day dispatch, portable extraction pumps, and temporary water mitigation.
We avoid quoting ballpark numbers over the phone because two basements with the same symptom can need very different fixes.
We repair cracks of nearly any size — hairline cracks are often the easiest and least expensive to seal with polyurethane or epoxy injection before they widen.
Depending on what the inspection finds, we'll recommend interior drainage, exterior grading and membrane work, or a combination of both.
Most residential interior drain tile or sump installations finish in one to three days; larger commercial membrane projects can take longer depending on square footage.
We can document moisture readings, photos, and scope of damage to support an insurance claim, though coverage and claim approval are ultimately determined by your carrier.
We can walk your specific setup during an inspection and tell you honestly whether your existing drain needs a pump added.
We back our work with a written, often transferable warranty — useful if you sell the property before the coverage period runs out.
Standing water doesn't stop us from starting; we extract it as the first step, then proceed with vapor barrier and drainage installation.
We work with property managers, HOAs, and commercial building owners across Frankfort, IN in addition to single-family homes, including parking structures and multi-unit basements.
